Demand-Side Services

As the third component of our TEAM methodology, EKG has a strong background in demand-side Energy Conservation Measures (ECMs). If you follow our TEAM methodology, you will have already started reducing your utility "costs" by getting a better rate on the supply-side if you're in a deregulated state...and, you've started acquiring interval load profile that will identify anomalies in your building operations (remember that the data is supporting the supply-side by acquiring 15-minute interval load data for future tariff negotiations). 

As you move inside the meter to concurrently address demand-side opportunities in your facilities, you now have the toolset (data) in place needed to identify the problem areas caused by equipment or operations. With the knowledge and information the data provides, you can now make intelligent and "cost-effective" decisions about which ECMs are most economically viable, or...which ECMs give the biggest bang for the buck in the shortest period of time.

As you systematically move through EKG's TEAM methodology into the demand-side domain of your facilities, EKG can provide the following services to assist you with making certain your facility's equipment and operations are at optimum efficiency and performance.

EKG's Engineering Methodology

  • Phase 1., Preliminary Energy Site-Survey and Proposal.

First, we conduct a preliminary energy site-survey of each facility. From this on-site survey, we generate a report that discusses what we discovered.

  • Phase 2., Detailed Engineering Study.

The discoveries from the site-survey will be the basis for developing the Scope of Work (SOW) in the Phase 2., detailed engineering study.  We mutually agree which ECMs are to be studied and developed.  We then move forward under contract to provide you with a detailed engineering study that will provide you with the costs and economics of each ECM.

  • Phase 3., Implementation of Energy Conservation Measures (ECMs).

After we discuss and mutually agree to the final SOW, we would move forward with Phase 3., which installs and implements the different ECMs we agree that will be beneficial and economically viable.

Independent EKG Engineering Services

  • Energy Site Surveys and Engineering Studies

EKG staff has performed energy site surveys and complete energy studies from small retail chain stores to the very high end commercial buildings.  We can scale-up to any size project or specific requirements you may have.  The expertise of our staff and our Allied Partners can provide you with reports and studies on energy, IAQ, life-cycle costs and energy economics of projects, ECM specific such as lighting upgrade projects. 

  • Performance Contracts, et al. Financing Mechanisms

Performance Contract is rationally a mechanism to finance any one or number or Energy Conservation Measures.  A Performance Contract is a great way for businesses, schools and municipalities that do not have the capital outlay or budget to pay for facility upgrades or equipment with little or no cash up front and then pay out the balance with savings achieved from the energy projects.  Typical Performance Contract ECMs are HVAC replacement, lighting  upgrades, roof replacements, motor replacements, plug-load controllers, etc. 

If approached properly, Performance Contracts can even be structured to partially pay for deferred maintenance items or non-energy projects such as air conditioning a school gym. 

  • Commissioning Services

EKG's commissioning processes embrace such procedures established by Texas A&M's Energy Systems Lab's Continuous CommissioningSM program (http://www-esl.tamu.edu/cc/index.html). ESL's CC program is very similar in approach to EKG's TEAM methodology...it's a systematic process to your entire facilities, i.e., the equipment itself, operations' practices, maintenance procedures, etc.  We also have Allied Partners that specialize in commissioning of certain types of facilities such as schools and dedicated equipment like HVAC systems.
